Space Allocation
MPS continuously tracks normal and peak parking usage, monthly parking usage, and visitor and transient parking usage. This information is used to allocate parking in the most efficient manner and maximize revenue.
Revenue Control
Every shift tracks the tickets issued for transient parking and is required to match the number issued with the revenue generated. Reports are generated at the end of every shift and approved by the shift supervisors. These reports are compiled and used by auditing to track revenue and accuracy.
Market Analysis
MPS regularly analyzes the area’s public and private parking operations. The analysis includes rates, availability, number of spaces, and utilization. This information is used in setting rates and for future planning efforts.
Validation Program Administration
Renaissance Center and Millender Center retailers, along with the Marriott Hotel, validate parking tickets for customers. MPS collects and processes the validations. We then produce daily, weekly, and monthly reports to ensure that parking usage matches revenue and validations. MPS also administers the billing process for the validations. We send invoices to the various entities based on the approved validations.
Special Billing
MPS handles the billing for validations issued by the approved retailers and the Marriott Hotel.

Special event coordination includes client interaction to identify the type of event and determine parking needs, logistical support, and staffing.

Client / Customer Needs Analysis
MPS continuously communicates with the hotels, restaurants, and tenants to determine what events are taking place, the number of people expected, and what the demographics of the group will be. This information allows MPS to predict the level of valet services needed, the level of staffing needed, and at what times the service will be needed.
Coordination of Special Events
MPS’s involvement in special events includes being a liaison to the event sponsor for planning and logistical support. Services provided include staffing, project oversight, and coordination of vendors for the various events.
Validation Program Administration
MPS collects and processes the valet parking validations for hotel guests. The valet charges are posted to the guest’s hotel room, and MPS bills the hotel. MPS produces daily, weekly, and monthly reports to ensure that parking usage matches revenue and validations.
VIP Shuttle Service
MPS provides special shuttle services during off-hours for parking lot users, GM-arranged tours and special events, persons with disabilities, and people carrying large packages. This service is coordinated with a unique radio call signal through the security dispatch center.
Valet System Design and Implementation
Valet parking operations are tracked by a commercially available software system that has been specially modified at the direction of MPS. The software system intefaces with bar code reading devices to track the time and location of client arrivals, location of their parked vehicle, and vehicle retrieval time. MPS continuously works with the software vendor to improve and upgrade the system to make it more efficient, easier to use, and improve reporting capabilities.
Customer / Vehicle / Employee Information Analysis
The valet parking software system allows MPS to track information and performance by location and driver. Data gathered and analyzed includes: average retrieval time (time from client request for vehicle to vehicle delivery to client), individual driver activity, ticket history, revenue generated, number of client vehicles handled, times when peaks occur, and location of activity. This data is stored and evaluated to develop staffing needs for future events.

- Vendor Coordination / Supervision
MPS prepares the scope of services to include in the Shuttle / Bus program. We then screen vendors to ensure their capability to perform the required services, and select the optimum vendor.
- Logistics Coordination
MPS determines pick-up and drop-off locations, as well as the routes between them. These locations may require contact with the property owner. MPS handles negotiations, contracts, and agreements as required.

- Snow Removal and Ice Abatement
MPS oversees snow and ice removal for the site’s traveled surfaces including the abutting public streets and sidewalks. This includes purchasing and storing salt, equipment and staff scheduling, managing contractors, signage, and minimizing insurance risks. Snow removal and ice abatement efforts are coordinated with special event schedules to ensure that weather-related impacts are minimized.
- Street / Lot Cleaning
MPS maintains a regular sweeping and cleaning schedule for all surface lots, plazas, and promenade areas of the site. This also includes the abutting public streets and sidewalks. Coordination with special events also takes place to ensure that sweeping and cleaning are performed as needed during and after the event.
- Tree / Foliage Maintenance
MPS manages planting and maintaining the ground cover and other landscape materials in and around the site. The actual work is performed either by MPS staff or contractors managed by MPS.
- Lawn Care
MPS manages all aspects of lawn care for the site.
- Public and Private Lighting Maintenance
All lighting in the area of the site — either on the site or the abutting public streets — is repaired, replaced, and/or maintained by MPS-managed vendors to ensure a safe environment for clients and staff.
- Road and Lot Surface Repair
MPS continuously monitors road and lot surface conditions for repair and maintenance related to safety and usability. Repairs and renovations are accomplished by MPS using a list of approved vendors.
- Signage
All signage at the site and abutting public streets relating to directions, instructions, traffic routing, rates, and special events is installed and coordinated by MPS.
- Porta-John Deployment
MPS meets with special event sponsors to determine the need for Porta-Johns and the number required. We then coordinate and manage the deployment, maintenance, and removal of the Porta-Johns.
- Fencing
MPS monitors and maintains all permanent fencing at the site. We meet with special event sponsors to determine the need for and location of fencing. We then coordinate and manage the deployment, maintenance, and removal of the fencing.
Parking Security
Metropolitan Parking Services coordinates the work of other suppliers in providing parking security at selected sites. MPS continuously coordinates with the site’s security personnel regarding special events, special needs and conditions, changes to facility signage, and maintenance activities. MPS also coordinates the screening of all delivery and service vehicles. On a daily basis, MPS staff reports incidents and/or conditions as needed.
